Job Responsibilities

    A. Building Maintenance
  • To manage, supervise and monitor maintenance department i.e. M&E, building and conduct regular meeting and briefing with maintenance team on operational matters/issues.
  • To plan and implement proper- and effective preventive maintenance programmes for all M&E services and building works.
  • Ensure maintenance checklist is in place, supervise and monitor performance of service provider by servicing and maintenance contractors.
  • Optimizing operational cost and liaise with local authorities where necessary. Correspondence and compliance with the requirement of regulatory authorities such as TNB, JKKP and etc.
  • To oversee all renovation works carries out by tenant’s contractor and ensure all operating procedures are strictly adhered to as per renovation manual.
  • To ensure all services contracts are carried out on schedule and in accordance with contract agreement.
  • Train maintenance staffs to work safely in accordance with I.E.E Regulation, Akta Bekalan Electric and Fire Prevention Procedures.
  • Monitor the energy consumption of the mall at all time.
  • Ensure periodic testing or emergency and standby equipment is regularly carried out.
  • Prepare daily, weekly, and monthly inspection schedules, including regular inspection of the rooftop, equipment room, public amenities, docks and common area etc.
  • Ensure of preventive maintenance schedules for all M&E installations, CCTV system, fire fighting system, lift & escalators, centralized air-conditioning, plumbing & piping and etc was in placed.
  • Co-ordination of common area rectification works to ensure all common facilities are in good working conditions, conduct scheduled inspection on the physical maintenance and submission of recommendation on upgrading works, if necessary.
  • Maintain good rapport with parcel owners and merchants/tenants to ensure prompt response to merchants/tenants’ complaint, suggestion, opinion and etc.

    B. Housekeeping
  • Ensure high standards of cleanliness at all time.
  • Daily, weekly and monthly inspection of the mall are to be carried out with cleaning contractor representatives. Detailed report regarding any unsatisfactory areas to be prepared.
  • Constantly monitor common areas to ensure all debris and spills are immediately and effectively removed.
  • Monitor all mall amenities such as carpark, toilets, telephone, seating, lighting and air- conditioning.

    C. Security
  • To ensure a proper security system is implemented to safe guard the mall properties as well as the security & safety of the tenants and shoppers.
  • Responsible to identify anal drawing-up specifications, obtaining quotation for materials, preparing summary and recommending contractors and suppliers. Strictly must follow the purchasing procedures i.e. internal requisition first and followed by Purchase Order, which must be approved by the Complex Manager or Management Corporation Chairman.
  • Ensure timely renewals of licenses, permit and service contracts and etc.
  • Coordinate and conduct weekly management meeting with Complex Manager and Management Corporation Chairman.
  • Manage an effective inventory control on all replacement tools and parts.
  • Assist with any others duties as directed by Management Corporation Chairman.

Requirements

  • Candidate insist possess at least Bachelor’s Degree/Post Graduate Diploma/Professional Degree in Engineering (Electrical/ Electronic, Mechanical/Civil Engineering) or equivalent.
  • Minimum 3-5 year(s) of working experience in the handling building/shopping mall and M&E system at a managerial level or in similar capacity related field is required for the position.
  • Preferably Manager specialized in property/real estate or equivalent.
  • Computer literate (MS Office).
  • Strong leadership, good personality and interpersonal skills.
  • Mature, independent with good planning, organizational and coordination skills.
  • Self-motivated and able to work under pressure with tight deadline.
